New build bungalow, North Norfolk

My client approached me to put together a pre-application for a new build bungalow in their back garden . They wanted to see if building a new bungalow in their garden would enable them to downsize , whilst also remaining on the same plot.

I put together floorplans/elevations and a detailed planning statement to give their application the best chance. However, the pre-application report from the planning department highlighted that they were unlikely to support a planning application for a new dwelling on this site.
