Farmyard redevelopment – 2 new dwellings

 

A farmyard was redevelopment to replace existing barns on site with 2 new dwellings. The site was on the edge of a village but outside the development boundary. However, as there were existing buildings on site with a storage use, i was able to make an application for change of use to 2 dwellings.

Due to the buildings on site being barns the application also required an ecology survey and a structural survey (as one of the barns was to be converted). Concern was raised by the planning department about the extra cars using the shared access; however with a highways survey we could show the vehicular movements would actually be reduced from the previous site use.   

Construction is underway and the full plans building regulations drawings I submitted have been approved. The submission including SAP/ water usage calculations and air testing as one was a complete new build property.

For larger sites I work with a local planning consultant and other specialists in their field to put together larger developments.

I offer a free initial site visit for all new customers, where I come out to site and talk through the positives and negatives of any particular site; giving you an understanding of what your options could be. Following this stage , I can arrange for a more in depth study with a planning consultant ; should you so wish. The planning consultant I use has worked on both large and small developments across Norfolk.
