New build barns following class q approval, North Norfolk

 

I had already achieved Class Q permitted development for the conversion of the steel frame barn on site into 2 dwellings . This permission does however limit you to converting the existing barn, and can therefore limit the interest from buyers; who would prefer to live in a traditional style house or barn.

After meetings with the client and explaining his options to him, he decided he would like to try for 2 new build barns on the site. There had been recent approvals in similar sites in the country, so in theory a precedence had been set. Planning authorities had agreed in similar applications that permission had been given for 2 new dwellings on the site ; essentially saying there was 2 plots.

Having been in a lot of farmyards in my time , I tried to create a layout that once built, would look like it have been a conversion of some traditional farm buildings; rather than new build.

Approval was given for these two new build barns in North Norfolk in 2024.
