New Build Farmhouse and Barn Conversion – Sussex

This project involved the change of use from barns rented out for storage (Class B8 storage) to two dwellings (Class C3) . The planning permission achieved was for the demolition of a large steel frame building and replacement with a large farmhouse with views over the owners fields; as well as the conversion of a brick barn to a large barn conversion.

The highways department said the access to the site was single track and therefore would only support one dwelling, but we were able to show that the actual number of visits to the two new domestic properties would be less than the existing storage use on the site. A detailed Planning Statement accompanied the planning application to highlight how potential issues might be resolved, for instance the site was also on the edge of an Area of Outstanding Natural Beauty (AONB); and therefore careful consideration had to be given to the affect the new two storey farmhouse could have on the AONB.
